Vinyl panels in a rental apartment - what to choose so that you don't regret it

Vinyl panels in a rental apartment - what to choose so that you don't regret it

An apartment for rent is a specific case of investing in flooring. On the one hand, you want it to look good - an aesthetic floor increases the attractiveness of the offer and allows for higher rent. On the other hand, you know that in the coming years different tenants will pass through the apartment, with different approaches to taking care of other people's property. Someone will put furniture without felt, someone will spill wine, someone will move in with a dog and leave after a year, leaving claws all over the surface.

Flooring for a rental apartment is therefore a decision in which not only the purchase price is important, but the total cost of use for many years - including repairs, replacements and possible disputes over the deposit. In this context, VTL vinyl panels are one of the most reasonable choices on the market. Below we explain why - and how to precisely select a product for the specific nature of the lease.

Durability above all - wear layer as a priority

In a rental apartment, the durability of the floor has a direct impact on the return on investment. A cheap floor with a thin wear layer that requires replacement after three years of heavy use is actually more expensive than a more expensive panel that will last ten years without intervention.

For a rental apartment, we recommend a wear layer of at least 0.5 mm and a usability class of at least 23. These are parameters that, when used intensively by changing tenants, provide a real lifespan of 10-15 years - without abrasions in passageways, without dents on furniture and without matte streaks around the table and sofa.

If the apartment is rented short-term - through tourist platforms, with a high turnover of guests - it is worth considering a layer of 0.55 mm and class 33. The intensity of use in short-term rental is sometimes comparable to commercial space.

Color and decor – neutrality as a strategy

In a rental apartment, the floor should be neutral. This is not a place for bold color choices or decors that strongly identify with a specific arrangement style.

A neutral floor with a light or medium shade of wood matches any furniture set that the owner or tenant adds. It does not require a specific color palette for the walls. It does not go out of fashion for years to come. And - what is important in the case of tenant turnover - it looks good both in the photos advertised and in reality.

Among the VTL decors for a rental apartment, Wheat and Latte from the Dawn 2 Dusk collection work particularly well - warm, light wood tones that are both elegant enough to justify a higher rent and neutral enough to match any arrangement. Frost is an alternative for people who prefer a cooler, more modern aesthetic. Copper works well from the Woodlands collection - a natural, warm brown that gives the apartment character without exaggeration.

Dust and light dirt are visible on light floors - it is worth taking this into account when choosing between the very light Linen and the slightly deeper Wheat. Medium wood tone is more practical in this regard for tenant turnover.

Assembly system - click for flexibility

We recommend a latch system for apartments for rent. The reasons are practical.

Snap-on panels can be dismantled and re-arranged if necessary - for example, when repairing under-floor installations or when replacing a damaged panel without dismantling the whole thing. In a rental apartment, where you don't know what the next year will bring, this flexibility has real value.

The click system is also faster and cheaper to install, which is important when planning a renovation budget. If, after several years of tenant turnover, the floor needs to be replaced, dismantling and reinstalling a new floor is simpler and cheaper than with glued installation.

The only case in which it is worth considering glued installation in a rental apartment is the bathroom and kitchen - where intensive contact with water and frequent washing justify a tight, glued surface.

The issue of deposits and repairs - the possibility of replacing a single panel

One of the most common disputes between the landlord and the tenant is a damaged floor. Scratches, dents, cigarette burns - and the question is who pays for the repairs.

With snap-on vinyl panels, replacing a single damaged panel is possible and relatively simple - especially if the damage is against a wall or near the edge of the room. The cost of replacing one panel is several zlotys for the material and one hour of work. This is an argument that simplifies settlements with tenants - instead of replacing the entire floor, an element is replaced.

Therefore, when purchasing panels for a rental apartment, always leave a few panels as a reserve. Panels from the same production batch guarantee perfect color matching in the event of a possible replacement - which is important for settling the deposit and maintaining the aesthetic appearance of the floor for years to come.

Easy to maintain – the tenant shouldn't have to try hard

The floor in a rental apartment will be used by people who do not always know how to properly care for it. They won't read any instructions, and they have no idea about oiling and sanding. The floor must therefore survive years of neglect without dramatic consequences.

VTL vinyl panels do not require any specialized care. A damp mop, neutral detergent - and that's all they need for the entire period of use. No need for varnishing, oiling or sanding means that even the most careless tenant will not damage the floor due to neglected care. The only instruction worth giving to the tenant is the ban on using a steam mop.

Is it worth investing in a better floor for a rental apartment?

Paradoxically, a cheaper floor for a rental apartment often turns out to be more expensive in a few years. On the anniversary of the lease or after the replacement of the tenant, the owner is faced with the costs of repairing or replacing the floor, which would not occur at all with a better product.

A good vinyl floor with a thick wear layer is also a marketing argument. The photos for the advertisement look better, the apartment is more attractive to potential tenants, and the higher rent can be justified, among others, by: standard of finishing – it quickly amortizes the higher cost of the material.

In practice, the price difference between a panel with a 0.3 mm layer and a panel with a 0.5 mm layer is usually several dozen zlotys per square meter. For a 50 m² apartment, the cost of materials is several percent higher - in exchange for a floor that will survive several tenant rotations without intervention.

Summary

An apartment for rent needs a floor that is neutral in color, durable under intensive use and easy to maintain on a daily basis. VTL vinyl panels with a 0.5 mm wear layer, usability class 23, in Wheat, Latte, Frost or Copper decors, mounted in a click system, are a choice that combines these requirements in one product. Leave several panels from the same batch as a reserve - when tenants rotate, the ability to replace a single element can save the cost of replacing the entire floor.
